Terms and conditions

Deposit Policy:

For all low-season reservations, the guest will be charged a refundable prepayment at the time of booking of $300 deposit, this will secure 2, 3 Bedroom Apartments. Our 4 Bedroom Pool Access Apartments, Sky-house Apartments and Sub-Penthouses will require a deposit of $500 with the balance due & payable 14 days before arrival.  The balance will be automatically processed on your provided credit card. Any bookings cancelled within 14 days prior to arrival will forfeit the deposit paid. Any cancellations within 14 days of arrival will forfeit full accommodation payment.

Peak Christmas, School Holiday Summer season, Easter, and other local events for which the demand for accommodation is deemed high, the guest will be charged a refundable prepayment deposit of $300 or $500 Peak Christmas at the time of booking, with the balance due & payable 30 days prior to arrival.  The balance will be automatically processed on your provided credit card. Any cancellations within 30 days of arrival will forfeit accommodation payment.

If any payments are declined at that time of booking (deposit) or when the balance is due, your apartment may be re-booked to another party seeking accommodation for that period, so please make sure you have available funds on your method of payment when required. We will make attempts to contact you by either phone or email for 24 hour prior to cancelling your booking.

We accept the following forms of payment. Cash, bank cheques (by prior arrangement only – any cheques or direct deposits must be received at least 1 weeks prior to due date), Visa, Master Card and American Express Cards. Bank transfer payments must be forward 5 working days prior to due date.

Proof of your address is required (ie Drivers Licence & Credit Card of the booking name )
We require to site your driver’s licence or another form of identification with your current address plus the credit card that was used to make the booking.

Security Deposit:
A security deposit is payable on arrival with a pre authorisation of your Visa or Mastercard Credit Card. Visa and Mastercard Debit Card holders will be required to pay a security deposit by cash.

2, 3 Bedroom, 4 Bedroom Pool Access carries a pre-authorisation of $350
The Skyhouse and Sub-Penthouse carries a pre-authorisation of $500 or cash security deposit.

Non-Guarantee of requested apartments by “specific” apartment number –
Whilst every consideration is taken into account for requests, due to possible unforeseen circumstances, we cannot guarantee specific apartment numbers.

We always recommend you take out travel insurance at time of booking and contact the property for direct bookings or your 3rd party booking agent should your travel plans change.

Cancellation Policy:
*Policy One

Our cancellation policy is 14 days (low season plus June – July & September – October School Holidays) and 30 days’ notice for, Peak Christmas, Summer Holiday season, Easter, Holidays and other local events for which the demand for accommodation is deemed high. If the booking is cancelled less than 14 or 30 days (depending on the season) prior to the planned arrival date, there will be no refund. There will be no refund for early departure or if the guest doesn’t show up, they will be charged the total price of the reservation.

*Policy Two

The Pay NOW and Save offer is non-refundable, non-flexible rate.

Our non-refundable policy is non-refundable. No modifications and no credits are offered. This rate is prepaid and your credit card will be charged in full at the time of booking.

We always recommend you take out travel insurance at time of booking and contact the property should your travel plans change.

Check –In / Office Hours

Check-In 2pm, Check-out 10am. Should you be arriving outside office hours (0900-1700 Weekdays,0900-1200 Saturday, 0900-1200 Sunday) please advise us of your estimated time of arrival, at least 48 hours prior, in order to make further arrangements for your check in or late arrival.

Aria reservations staff & management have the rights to refuse access to apartments if the credit card and identification doesn’t match person presented for check in.

Extra Charges:
Aria reservations team can assist guests with organising airport transfers, theme park tickets, extra bedding, and many corporate requirements. Some services may be provided by other companies and charges may be payable before they can be confirmed by the Aria team. Please contact Aria reservations to discuss these options.

Third party bookings
Third parties are required to follow the cancellation policy set out according to your booking on their site. If you booked through a travel agent, online booking platform or other third party, please contact your booking provider directly who will explain the options for modification, cancellation or credit voucher applicable to your booking.

Peaceful Enjoyment for All Guests:
We have a Zero tolerance to parties and excessive noise. Any guests failing to comply and disrupting other guests Peaceful Enjoyment will be removed from the property immediately, without refund and without apology. Additional fees will apply for guests breaching by-laws

All Guests reserving apartments must be 18 years or over and be accompanied by a responsible Adult over 25.

Sorry but we are NOT pet friendly.

Please note that this property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual “Schoolies Week” period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period. For this reason we reserve the right to reject bookings from school and/or university leaves for the entire schoolies period. All guests must be over 18 years and provide photo ID and credit card or cash bond of $300 per person for security.
